1. Roof Decking (Sheathing)

What it is: Usually made of plywood or OSB (oriented strand board), the roof deck is the base layer that sits on top of the rafters.

Why it matters: This is the foundation for all other roofing materials. If your decking is rotting or damaged, even the best shingles won’t hold up. During a roof replacement, our team inspects and replaces compromised decking to ensure structural integrity.

2. Underlayment

What it is: A waterproof or water-resistant barrier installed directly on top of the roof decking.

Types:

  • Felt Paper (Tar Paper): Traditional option, typically #15 or #30 weight.

  • Synthetic Underlayment: Modern choice, lighter, stronger, and more durable.

  • Peel-and-Stick Membranes: Often used in valleys and vulnerable areas for added protection.

Why it matters: The underlayment acts as a second line of defense against water intrusion, especially during Florida’s rainy season or in the event of wind-driven rain.

3. Ice and Water Shield (Optional but Recommended in Florida)

What it is: A self-adhering membrane that offers extra protection in roof valleys, around chimneys, skylights, and vents.

Why it matters: Although we don’t deal with ice in Brevard County, the waterproof nature of this barrier is ideal for withstanding heavy tropical storms and preventing leaks in high-risk areas.

4. Roof Flashing

What it is: Thin metal strips (usually aluminum or galvanized steel) installed around roof penetrations and joints.

Where it goes: Flashing is used around chimneys, skylights, dormers, and where roof planes meet.

Why it matters: Proper flashing directs water away from vulnerable areas and prevents leaks. It’s one of the most common sources of roof failure when done incorrectly.

5. Ventilation System

What it is: A system of intake and exhaust vents that regulate attic temperature and moisture levels.

Why it matters: Proper ventilation extends the life of your roof, prevents mold, and improves energy efficiency. In Florida’s heat, a well-ventilated roof can significantly lower cooling costs.
